Sunroom floor repair, rotten beam deck repair

We are back at this house trying to get it ready to rent. This sunroom had been through a lot. The front door jamb had been damaged from an antempted break in. There was extensive water damage around the door threshold which lead to carpenter ants eating out a load bearing beam. If that wasn't enough, the previous tenants thought it was a good Idea to keep chickens inside on carpet.

The sunroom was built as an addition on top of an old deck, who's initial construction was questionable. I gave the client an honest assessment of the decks condition, and that while ideally the sunroom addition would be removed or fully reconstructed I could fix the immediate structural failure.

I jacked up the effected joists with a new beam. I measured change in deflection through out the process and was able to successfully pull and inch and a half out of the sagging floor

We had a razor thin budget so thankfully I was able to reinstall the door after repairing the jamb. The subfloor got a coat of killz primer to abate any lingering animal smell. A coat of paint, lots of joint compound, some scrap carpet, and a little lvp had this room finally habitable. We are just waiting on some new glass.
